DOZENS of objections have been made to plans for a new 12-home estate on the site of a derelict house with its own personal golf course.

An application has been submitted to Cheshire West and Chester Council seeking outline permission to erect a dozen houses on land associated with Littler House, Winsford.

The proposal would see the existing property bulldozed and a new access road created from Littler Lane.

The new 12-home estate would include a mix of market and affordable housing, with four dwellings falling into the latter category.

But residents living nearby have raised concerns over excess traffic on Littler Lane, the impact the development would have on wildlife and the impact on already stretched public services.

One Littler Lane resident, submitting an objection on the council's online planning portal, said: "We have endured six years of disruption with the Taylor Wimpey development and truly believe it is not in the interests of Littler Lane residents to endure yet more destruction of wildlife habitat and disruption to the local area with the development of Littler House.

"If there was going to be any development of the Littler House site, it should be minimal in order to protect what little wildlife habitat there is left and for the pleasure and mental wellbeing of the local residents."

A Harewood Close resident said: "The plans to introduce an additional 12 properties onto what is already an oversubscribed lane is simply irresponsible.

"Littler Lane has already experienced an increased number of vehicles parking on the lane and obstructing the pathway to park, as the road isn't wide enough to support road side parking on both sides of the road, resulting in those that use Littler Lane to be forced to walk on the main road.

"The local authority already fails to enforce the parking restrictions in place on Delamere Street and Littler Lane, so increasing traffic down Littler Lane is only waiting for a disaster on the junction to Delamere Street.

"Given this site is well known for bats and nesting birds, it would be completely unethical for the local authority to approve destroying the environment in such a way, especially in our current ecological crisis."

A planning statement, prepared by Fisher German on behalf of the applicants, says: "The site is located within the development boundary of Winsford, a highly sustainable town which can accommodate new residential dwellings.

"The location is sustainable for new residential development in line with planning policy.

"As far as the principle is considered, the development will create a development scheme which is very in-keeping with the area.

"It appears as an ‘infill’ plot bound by existing and dwellings under construction on all sides of the site.

"The proposal will not extend the built form of the Winsford and is located within the settlement. The site appears as an extremely logical place to build houses within the established development boundary.

"Littler House poses no historical importance, nor is it listed. The property has been left in need of immense repair and work which will be extremely costly. Therefore, the demolition of the property will not cause any harmful impact on the site or surrounding area.

The statement adds there will be a mix of housing type, with two pairs of semi-detached properties and eight large detached homes.

It also says there would be 'ample' space at the front and side of the site to implement a high-quality landscaping scheme.
