PLANS have been submitted to demolish a house and build 12 new homes on its personal golf course.

An application has been submitted to Cheshire West and Chester Council seeking outline permission to erect a dozen houses on land associated with Littler House, Winsford.

The proposal would see the existing derelict property bulldozed and a new access road created from Littler Lane.

The new 12-home estate would include a mix of market and affordable housing, with four dwellings falling into the latter category.

A design and access statement, prepared by Fisher German on behalf of the applicants, says: ""The area of land which forms the application site was land associated with the dwelling of Littler House.

"The land was formerly used as a small personal golf course, so can be considered previously developed.

"Outline planning permission (with all matters reserved apart from access) is sought for the erection of 12 dwellings, the demolition of Littler House and the creation of a new access onto Littler Lane.

"Along with the proposed dwellings, this application is seeking approval to demolish Littler House which currently occupies the land.

"The property is not listed or protected in any way and has been left derelict over the years. As it stands, the property is uninhabitable and would need a considerable amount of work to be retained

"The land at Littler House will be used much more effectively without the existing property present rather than keeping it and developing around.

"With more room on site, it means that more properties can be erected on the land, pushing the number of dwellings over the threshold for affordable housing.

"The principle of residential development in this location is acceptable. Littler Lane is clearly residential area of Winsford.

"The land to the rear of this site has been subject of a strategic housing allocation by Cheshire West and Chester. Dwellings are currently undergoing construction."

The statement adds there will be a mix of housing type, with two pairs of semi-detached properties and eight large detached homes.

It also says there would be 'ample' space at the front and side of the site to implement a high-quality landscaping scheme.
