DOZENS of houses are earmarked for land which was home to a Royal British Legion club and a children’s home.
Equity Housing and Seddon Construction are seeking planning approval to build 40 homes on land off Meadow Drive in Barnton.
The homes would be divided equally between market and affordable properties, comprising six two-bed and 14 three-bed market houses and 12 two-bed and eight three-bed affordable homes.
The land earmarked for the housing is the original site of the former Royal British Legion Club and The Meadows, a local authority-owned children’s resources centre.
The RBL site was acquired by the council in 2011, bringing the whole site under one ownership, and all the buildings were demolished.
In a report accompanying the planning application, DGL Associates said a great deal of care and attention had been taken to integrate the housing into the surrounding area, ensuring it was a “socially and environmentally sustainable addition to the community, respecting the aspects and privacy of the neighbouring properties.
“Following public consultation meetings and ongoing discussions with the local authority, consideration was given to the existing surrounding development, with respect to possible overshadowing issues caused by the new development,” said the report.
“All the plots will incorporate private garden spaces suitable in scale and position to maintain adequate privacy for all new and existing dwellings.
“The layout has been structured to allow for natural surveillance within the development to all properties, by overlooking public and shared spaces.
“In addition all rear gardens are sufficiently secured with screening to an appropriate height, with lockable rear access gates. The site layout also indicates shared access routes to the rear of the terraced blocks.
“There is further potential to provide screening in the form of quality landscaping to act as a visual and physical deterrent to criminals accessing areas of the development.”
The report said the site was in a highly sustainable location, being within an established residential community, and benefited from many local amenities.
The consultation deadline for the scheme is May 14, and the target deadline for a decision on the scheme is July 15.
